During this stage we will evaluate key details about your project to evaluate how your site, budget and desired outcomes align.
Research will be undertaken to analyse your site, ascertain potential challenges, governing Council building requirements, limitations, and additional factors (such as heritage listings, planning overlays, etc) that may influence the project.
The data captured during the research phase and client brief will drive the development of plans. Clients will then make interior and exterior selections before final drawings are completed and submitted to Council for Planning Approval.
We will manage all Council submissions and ongoing liaison throughout the approval process.
When Development Approval has been received, we will prepare tendering documentation and provide a recommendation for the panel of builders for the project. Documentation is then circulated to tendering builders and quotes are received and collated.
Build quotes will be analysed and costs and inclusions will be compared – variances will be equalised, and findings will be presented to clients at a Tender Review Meeting.
If clients decide to proceed with a builder from the tendering process, we will assist with final amendments & queries through to contract execution.
